By accessing or using Tokyo Stays services, you agree to be bound by these Terms of Service. If you disagree with any part of these terms, you may not access our services.
2. Description of Services
Tokyo Stays provides vacation rental and short-term accommodation services in Tokyo, Japan. Our services include property listings, reservation management, and guest support for travelers seeking quality accommodations.
3. Booking and Reservations
3.1 Making a Reservation
When you make a reservation through our platform, you are entering into a binding agreement to rent the property for the specified dates. All reservations are subject to availability and confirmation.
3.2 Payment Terms
- Full payment is required at the time of booking unless otherwise specified
- We accept major credit cards and other payment methods as displayed
- All prices are displayed in Japanese Yen (JPY) unless otherwise indicated
- Additional fees may apply for extra guests, late check-out, or special services
3.3 Cancellation Policy
- Free cancellation up to 14 days before check-in: Full refund
- 7-14 days before check-in: 50% refund
- Less than 7 days before check-in: No refund
- No-show: No refund and may incur additional charges
Specific properties may have different cancellation policies, which will be clearly displayed during the booking process.
4. Guest Responsibilities
As a guest, you agree to:
- Provide accurate personal information for guest registration
- Present valid identification upon check-in as required by Japanese law
- Respect the property, neighbors, and building rules
- Not exceed the maximum number of guests specified in your reservation
- Not engage in illegal activities on the premises
- Report any damages or issues promptly
- Leave the property in a reasonable condition upon check-out
- Comply with check-in and check-out times
5. House Rules
Each property has specific house rules that guests must follow. These may include:
- No smoking inside the property
- No parties or events without prior approval
- Quiet hours (typically 10 PM - 8 AM)
- Pet policies (varies by property)
- Garbage separation requirements
Violation of house rules may result in immediate termination of your stay without refund.
6. Check-in and Check-out
- Standard check-in time: 3:00 PM (15:00)
- Standard check-out time: 11:00 AM (11:00)
- Early check-in or late check-out may be available upon request and may incur additional fees
- Self check-in instructions will be provided before your arrival
7. Damages and Security Deposit
Some properties may require a security deposit, which will be refunded after check-out pending inspection. Guests are responsible for any damages caused during their stay beyond normal wear and tear. We reserve the right to charge the payment method on file for any damages.
8. Liability Limitations
Tokyo Stays shall not be liable for:
- Loss or theft of personal belongings
- Injuries occurring on the property
- Service interruptions beyond our control (utilities, internet, etc.)
- Acts of nature, government actions, or other force majeure events
- Issues with neighboring properties or construction
We recommend guests obtain appropriate travel insurance for their trip.
9. Intellectual Property
All content on our website, including text, images, logos, and designs, is the property of Tokyo Stays or our licensors. You may not reproduce, distribute, or use our content without prior written permission.
10. Privacy

11. Modifications to Terms
We reserve the right to modify these terms at any time. Changes will be effective immediately upon posting on our website. Your continued use of our services after any changes constitutes acceptance of the new terms.
12. Governing Law
These Terms of Service shall be governed by and construed in accordance with the laws of Japan. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of Tokyo, Japan.
