Whole-House Rentals in Tokyo for Groups of 6–9

Tokyo houses that sleep 6, 8 or 9, about ¥5,000–¥7,000 per person a night, 3–14 minutes from a station. Beds, costs and house rules.

For a group of 6 to 9 people in Tokyo, the simplest answer is one whole house instead of three or four hotel rooms. Our houses in Ekoda and Nerima sleep 6, 8 and 9 guests, sit 3 to 14 minutes from a Seibu Ikebukuro Line station, and work out to roughly ¥5,000–¥7,000 (about US$33–47) per person per night for a full group. You get one kitchen, one living room and one front door for everyone, instead of a hallway of separate rooms.

We run these houses ourselves. This guide explains which house fits which group size, what the beds actually are, how the cost splits, and the house rules that matter when eight or nine people share a home in a quiet residential street.

Why rent a whole house in Tokyo for a large group?

Japanese hotel rooms are designed for one or two people. A family of five, two couples traveling together, or three generations of one family usually end up in three or four rooms on different floors, eating breakfast in a hotel restaurant and meeting up in the lobby. A house changes that:

  • Everyone under one roof. Kids can go to bed while adults talk in the living room. Nobody has to text a room number to find the group.
  • A kitchen and a dining table. Breakfast for nine from a supermarket costs a fraction of nine hotel breakfasts. Our houses have a fridge, microwave, gas stove, rice cooker, cookware and tableware.
  • A washing machine. On a trip of a week or more, this means everyone can pack lighter.
  • Lower cost per person. The house price is shared, and the cleaning fee is charged once per stay, not per night.
  • A real neighborhood. You take your shoes off at the genkan (entrance hall), shop at the local supermarket, sort your garbage and walk to the station past houses, not hotel towers.

The trade-offs are real too. There is no front desk, no daily housekeeping, and you are a guest in a residential street with neighbors who go to bed early. If that works for your group, a house is the better value.

For a holiday of a few nights to a few weeks, the first three are the ones to compare. Toda and Hasu are monthly homes for groups staying a month or longer, such as a family relocating or a team on a work project; their rent includes electricity, gas, water and internet.

Nana House Sakaecho: the house for 9

Sakaecho is our largest house and the closest to a station, 3 minutes on foot from Ekoda. Its layout suits mixed groups:

  • First floor: entrance, two bedrooms with two double beds and one futon set (5 people), a shower room, a washbasin and a toilet.
  • Second floor: a third bedroom with one double bed and two futon sets (4 people), the living room, dining room, kitchen and a second toilet.

That split works well for three generations: grandparents downstairs near the shower and toilet, parents and kids upstairs near the kitchen. There are four air conditioners, unlimited Wi-Fi on both floors, a washing machine, and a parking space for one car up to 4.2 meters long. A baby bed and stroller can be set up on request.

Booking terms are slightly different here: stays of 7 nights or longer get 10% off the accommodation fee, 30% of the total is paid as a deposit when you book and the rest at check-in.

Nana House Ekoda: three bedrooms for up to 8

Nana House Ekoda is a two-story private house of 51 square meters (about 550 sq ft), 8 minutes from Ekoda Station. The ground floor has the kitchen, bathroom and toilet; the second floor has three bedrooms, each with its own air conditioner, and a balcony with the washing machine.

Sleeping for eight uses a semi-double bed, a queen bed, a semi-double mattress and three more mattresses. In plain terms: three or four people sleep on bed frames and the rest on floor mattresses, Japanese style. For two families or a family with grandparents, the easiest split is one bedroom per household.

The one thing to plan for is the bathroom. There is one bathroom and one toilet, so with eight people, stagger showers between evening and morning.

Nana House Nerima: up to 6, one stop from the Harry Potter studio

Nana House Nerima is our two-bedroom house, 41 square meters (about 440 sq ft), in a residential street about a 14-minute walk from Nerima Station. The kitchen, bathroom and toilet are downstairs and two bedrooms are upstairs, with a semi-double bed, a semi-double mattress, a queen mattress and three other mattresses. Buses to Shinjuku and Ikebukuro stop nearby, which is handy if part of the group would rather not walk to the station.

From Nerima Station, Toshimaen, the stop for the Warner Bros. Studio Tour Tokyo, is one stop on the Seibu Toshima Line. If the studio is the main reason for your trip, compare the options in our guide on where to stay near Harry Potter Studio Tokyo.

How much does a Tokyo house rental for a large group cost?

The rate is a base price for the first two guests, plus a per-guest charge, plus one cleaning fee per stay. Here are three worked examples for a 3-night stay at our listed rates:

House and groupPer night3 nights + cleaningPer person per night
Nana House Nerima, 6 guests¥28,000 (about US$187)¥92,000 (about US$613)About ¥5,100 (about US$34)
Nana House Ekoda, 8 guests¥38,000 (about US$253)¥122,000 (about US$813)About ¥5,100 (about US$34)
Nana House Sakaecho, 9 guestsUp to ¥60,000 (about US$400)Up to ¥190,000 (about US$1,267)About ¥7,000 (about US$47)

The Sakaecho figure is a ceiling: our booking system starts the base rate at two guests, while the house's own listing describes the base as covering up to three, and rates change with season. Ask us for the exact total for your dates. Longer stays bring the per-night cost down, because the cleaning fee is spread over more nights, and Sakaecho adds 10% off from 7 nights.

For comparison, a group of eight in a hotel usually needs three or four rooms. Rates vary a lot by season and area, so price your exact dates. The house only has to match the price of the rooms to come out ahead, because the kitchen and living room come with it.

Getting around Tokyo as a group of 8

  • Trains: From Ekoda, trains to Ikebukuro take about 6–8 minutes, and from there the JR Yamanote Line and Tokyo Metro reach Shinjuku, Shibuya, Ueno and Tokyo Station. Give everyone an IC card (Suica or PASMO) so nobody waits at a ticket machine.
  • Taxis: A standard Tokyo taxi takes four passengers, so a group of eight needs two cars. For airport runs with lots of luggage, we can introduce a private hire car service.
  • Driving: Only Sakaecho has its own parking space. At Ekoda and Nerima there are paid coin-parking lots nearby.
  • Rush hour: Avoid inbound trains from about 7:30 to 9:30 a.m. on weekdays. A group of eight with a stroller will not fit comfortably.
  • From the airport: Haneda to Ekoda is about 55–65 minutes by train; Narita to Ekoda about 85–95 minutes via the Narita Express to Ikebukuro.

House rules that matter for big groups

Our houses sit in quiet residential streets. These rules are what let us keep hosting groups there:

  • Quiet hours from 9:00 p.m. to 7:00 a.m. No parties. At Ekoda we also ask guests to carry suitcases rather than roll them, and to close car and taxi doors quietly at night.
  • Registered guests only. The number of guests must match the booking. Undeclared extra guests are charged ¥5,000 (about US$33) per person.
  • No smoking anywhere, including the balcony and entrance. The penalty is ¥50,000 (about US$333).
  • Shoes off indoors. Slippers are provided.
  • Garbage sorting. Burnable, non-burnable, and cans, bottles and PET bottles go in separate bins. Nerima City collects each type on set days.

Booking checklist for a group of 6–9

  1. Count every traveler, including babies, and decide who shares which room.
  2. Check the minimum stay: one night at Nerima, two nights at Ekoda and Sakaecho.
  3. Ask for a quote with all guests and the cleaning fee included.
  4. Note the cancellation terms: free until 5:00 p.m. 14 days before check-in, then 100% charged.
  5. Request a baby bed or stroller before check-in if you need them.
  6. Plan arrival for 3:00 p.m. or later; check-out is 11:00 a.m. Check-in is self-service with a code sent before arrival.
